Short-Term Rental License Requirements in Pompano Beach, Florida
Yes, you need a licence to rent a home short term in Pompano Beach, and it is not one licence. It is ten separate registrations across four agencies, two notarised affidavits, two drawings and a city inspection. It costs about $1,000 in the first year.
What Pompano Beach actually requires
Six of these have to exist before the city will look at your application, because copies of each are attached to it. They have to be done in order.
- A state lodging licence Transient public lodging establishment, from the Florida Department of Business and Professional Regulation.
- A Florida sales tax account From the Department of Revenue. The certificate has to be in the property owner's name and list the property address.
- A Broward County tourist tax account With the Broward County Tax Collector.
- A Broward County business tax receipt
- A City of Pompano Beach business tax receipt
- A lien search Proving no pending code violations and no unsatisfied liens on any property you own in Pompano Beach, not only this one.
- A site plan drawing Property lines, parking spaces, pool, spa or hot tub, fences, and where the rubbish bins are stored and screened.
- An interior floor plan drawing Every bedroom, every exit, and the location of every fire extinguisher.
- Your lease agreement The standard agreement you will use with guests.
- Two notarised affidavits Signed by every owner, plus a separate one signed by your 24-hour contact.
Then the city inspects the property, by appointment made with your 24-hour contact.
Two of those are not approvals. They are tax accounts.
The sales tax registration and the tourist tax account are not one-time permissions. They are accounts you keep filing against, every month, for as long as they exist, whether or not anybody stayed. Most owners do not find that out until they have already been renting for a while.
The 25-mile rule, and why out-of-state owners get stuck here
Pompano Beach requires a named 24-hour contact who lives within 25 miles of the property. That person has to be reachable at any hour, have the authority to deal with problems, keep the property clear of rubbish, and tell every guest the rules on parking, bins, noise and outdoor music before they move in. They sign their own notarised affidavit.
The inspection is booked by appointment with that contact. So if you do not live within 25 miles of your own property, your application cannot move forward until someone who does agrees to take responsibility for it.

Two things nobody warns you about
The permit expires on September 30 every year, whatever date you got it. There is no proration. Apply in August and you renew six weeks later at the full renewal price.
It does not transfer with the property. If you sell, the buyer starts the entire process again from the beginning. Worth knowing before you agree a closing date.
